Seller Pre-Listing Inspection
Pre-Listing inspections are very good for the homeowner who may not be in tune with the condition of their home. A great many sales are canceled due to the buyer’s shock at the “functional condition” of the home. It may look great but have serious technical, safety, or functional issues present without the owner’s knowledge. Having the home inspected prior to placing it on the market is the ideal way to identify and either repair or disclose the issue found in the Inspection Report. Obviously, repairing the items would be the most beneficial towards completing the sale. However, there may be financial reasons where the owner can’t make the repairs. Disclosing them upfront and pricing the home based upon that disclosure will often times produce a higher net sales price for the owner.
We perform two types of new construction inspections, pre-drywall and final construction. The pre-drywall is done just before the drywall is installed in the home, giving us the opportunity to see in the walls and check fire blocking hurricane straps, structural support, proper routing of electric and plumbing, and other items that won’t be visible once the walls are enclosed. We will coordinate directly with your building superintendent or project manager to ensure that the process is seamless with the construction and we will provide a detailed report to you no later than the morning after the inspection.

Selecting a Limited Scope Inspection limits the scope and subject of an inspection to specific areas, systems, or components and is a rejection of a General Home Inspection. The specific areas, systems, or components for this Limited Scope Inspection are the roof, roof structure, plumbing, water heater, HVAC system, electric panel, and sub-panels and foundation.
No other area, system, or component is included in the Services and all else is excluded.
